DESIGN FEE SCHEDULE

Please note that fees are based on TOTAL COVERED SQUARE FOOTAGE

Total covered square footage includes porches, patios, balconies, garages, verandas, loggias, ect. Any additional hourly fees will be agreed to and paid in advance of work being performed. All consultations are billed at a rate of $250.00 PER HR.


DESIGN PACKAGES
(Fees are subject to project complexity and scope of work)

0 - 5,000 sq. ft. = $3.00 per sq. ft. (Total covered area) or per project complexity

5,001 - 7,000 sq. ft. = $3.50 per sq. ft. (Total covered area) or per project complexity

7,001 – 40,000 sq. ft. = $4.00 per sq. ft. (Total covered area) or per project complexity

Note: Mechanical, electrical & plumbing plans are included with permit set drawing fee. Engineered structural framing and foundation plans will be an additional fee based on project complexity and project location. All design fees noted are non- negotiable. Plans will include architectural component of “U.S” standard set of documents. Engineering will be coordinated per specific engineer’s fee if required. (Structural, mechanical, electrical, plumbing, civil drainage)

DESIGN TIMELINE

Please allow 8-week "minimum" timeline for any design project including engineering. We take pride in creating one of a kind uniquely designed & detailed structure. Remember, this is the most important investment you will ever make as a homeowner or investor, so why not let us dedicate research & design development time to assure a concept of astonishing curb appeal and floor plan flow practicality. You won't be disappointed! The more detail the less headache & questions to be asked by your builder & sub-contractors. Our goal is to minimize construction errors and streamline the entire design/ build process by adhering to professional peer review & suggestions. 

All of our modifications are based on an hourly rate. Any changes that can be completed by our CAD Department will be $135.00 per hour. Any plan redesign that will require the professional expertise of our lead design professionals will be billed at $250.00 per hour.

PLAN MODIFICATIONS

Modifications are not just “point and click.” A simple change to one area might result in large adjustments needed in other areas. For example, simply moving an exterior wall 12 inches will require the foundation, floor, elevations, and roof plans to be adjusted. This could also impact the plumbing and electrical systems. Many times, a simple interior change will impact the exterior look of the home as well. This can result in new exterior elevations being created. Seemingly simple changes to home plans can ripple throughout the structure. Modifications take skill, resources and most importantly time.

HOW DO I KNOW WHICH CHANGES ARE POSSIBLE?

Any change is possible. It all depends on how much you want to invest in your new home plans. There is a fine line between modifications and a custom home. Smaller changes, such as removing a door, adding a window or creating a third bay to a garage are simpler modifications. Larger changes, such as bumping out walls and making the home larger (or smaller) are more complex modifications. When almost the entire home is being modified, that will lead to a custom home. Merging two or more separate home plans into one will definitely be considered a custom home.

Also, keep in mind that it is much easier to add square footage to a home than remove square footage. Making a home smaller is a difficult task. It is always safer to start with a smaller home and add square footage to it. 

 

Typically, once we receive your signed proposal for modifications, it takes four to five weeks to receive your preliminary. The preliminary drawings are sent to you with the changes you wanted to make. You have the opportunity to review them. Once you approve the preliminary drawings, it will take around five to six weeks to complete your modifications. However, depending on the complexity of your changes, it may take longer.

On average, modifications to completed permit drawings cost around $3,000.00 (not including the cost of engineering modifications). The range could be anywhere from $500.00 to $15,000.00, depending on the amount of changes and size of the home.
